About Costa Palmas

Overview


Costa Palmas is a luxury master-planned resort and residential development located on the East Cape of Baja California Sur, Mexico, near La Ribera, on the Sea of Cortez. Originally conceived as the Cabo Riviera project, the development has evolved into a prominent destination featuring the Four Seasons Resort and Residences, Aman, a deep-water marina, championship golf, beach clubs, residential neighborhoods and related resort amenities.

From Cabo Riviera to Costa Palmas


The land now known as Costa Palmas was originally associated with the Cabo Riviera development, a large-scale master-planned project on the East Cape. Residential lots were marketed and sold to early investors beginning in 2009. Over time, the project evolved through changes in ownership, planning, branding and development strategy, notably after its acquisition by Irongate in 2014.

The resort and residential community was officially rebranded in 2017, with Irongate and its Mexican subsidiary, Desarrolladora La Ribera, S. de R.L. de C.V., associated with the development, management and operation of the project.

The Development Today


Today, Costa Palmas includes or is planned to include a range of resort, residential and recreational components, including Four Seasons Resort and Residences (opened in 2019), Aman, Costa Palmas Marina, golf facilities, beach clubs, residential communities, hospitality amenities and related infrastructure.

The development has been marketed internationally as a luxury destination combining resort hospitality, private residences, marina access, golf, beach amenities and the natural setting of the East Cape.

Governance and Community Structure


As a large master-planned development, Costa Palmas is governed through a structure that includes a master condominium regime, sub-regimes, homeowners associations, administrators, governing documents, design guidelines and rules relating to common areas and owner participation.

These governance structures are important because they affect how common areas are administered, how assessments are calculated, how decisions are made and how owners participate in the development’s continuing evolution.

Current Legal Proceedings


Certain aspects of the governance, administration and legal history of Costa Palmas are currently the subject of civil proceedings before the courts of Baja California Sur.
