2009

Ground broken on the Cabo Riviera development.

Construction begins on the master-planned resort and residential development then known as Cabo Riviera.

1 April

Cabo Riviera Master Condominium established.
The master horizontal condominium regime originally known as Cabo Riviera is constituted by public deed. It later becomes the Costa Palmas Master Condominium.

17 July  

M15 condominium sub-regime established.
The condominium sub-regime known as Manzana 15, Privada Los Delfines is constituted within the Master  Condominium. Years later, it becomes known as Costa Palmas Residences II.

2010 - 2013

Legacy owners acquire residential lots throughout the Cabo Riviera development.

2018

19 February

Master Condominium renamed Costa Palmas.

The constitutive deed and regulations of the Cabo Riviera Master Condominium are amended, and the regime is renamed the Condominio Maestro Turístico Residencial Costa Palmas.

2020

3 March

Costa Palmas Master HOA appointed administrator.
According to the Master HOA Accounting Statement of Claim, Desarrolladora La Ribera resigns as administrator and appoints Costa Palmas Master HOA, A.C. as administrator of the Master Condominium. The plaintiffs challenge the legality of that appointment in the accounting proceeding.

First Amendment to the M15 condominium regime.

The First Amendment is adopted and later challenged in the M15 Proceedings.

2024

20 July

Master Condominium Annual Assembly held.

The assembly ratifies Costa Palmas Master HOA, A.C. as administrator. The Statement of Claim in the accounting proceeding contains allegations concerning the voting structure and financial information presented at that assembly.

Internal Regulations adopted.

New Internal Regulations governing the M15 condominium sub-regime are adopted.

6 November

Extraordinary Assembly held.

The Extraordinary Assembly that later becomes the subject of part of the M15 Proceedings takes place.

Costa Palmas | Legal action
The developer’s current (2025-26) version of the Master Plan. Note that the private lots on Manzana 15 are now shown to disappear in the eastern section of the subdivision, replaced by the developer’s branded residence plans. The golf course has also been reconfigured to open more development space on the north side of Manzana 15.

2025

8 October

M15 Proceedings commenced.

One of the Legacy Owners commences proceedings challenging amendments, regulations and related acts affecting the M15 condominium sub-regime.

Master HOA Accounting Proceedings commenced.

The plaintiffs commence a separate civil proceeding seeking a judicial accounting and production of financial, governance, corporate and administrative records relating to the Master HOA.
